What criteria are we looking for in properties?
1) The property must not have any problems with the structure or the foundation
2) We only buy private homes or flats.
3) Only properties that are freehold, share-of-freehold or a 100+ year leasehold.
We will not be buying the following
1) Buy-to-lets
Can I make changes to the house?
You can do whatever you like! Decorate your rooms, change the curtains, maybe get new carpets in! However, we do not allow major structural changes such as putting in a new bathroom or adding a garden house. Structural changes are not always easy and might create more problems leading to low valuations and poor demand for the resale market. This is unfair for the investor and we try to maintain the best possible returns for everyone involved. Rest assured, we only buy suitable properties and you will most likely never need any structural changes.
Is this just a glorified mortgage plan?
We are not a lender. A mortgage is all about taking out a loan and paying off debt. Our system doesn't give you the burden of repaying a loan. Our system is designed for people who can currently pay rent but cannot afford a mortgage in the area they want. Capital Together gives you a bigger budget than what you would get with a mortgage and you start with a very small deposit. You can then gradually buy more of your house at your own pace.
How is this any different from renting a property?
Rent can sometime be described as wasted money. With Capital Together a portion of your rent goes towards buying more equity in your home.
What kind of legal structure will I be getting into?
You will have three contracts

- Joint ownership agreement
This is the agreement in which we buy the house, outlining the percentage ownership.

- Rental agreement
This is the rental agreement how much you will pay in rent and how much goes towards purchasing equity in the house

- Buyback agreement
This is the buyback agreement which outlines the terms of you buying the home outright at a later date.
